Surveying Lead – Transformation/Oversight (Associate Director Level) Commercial Property Management
Location: London, Hybrid.
Up to £75,000 inclusive + bonus & benefits. DOE
THE ROLE
The Surveying Lead is a pivotal role within Asset Services, focusing on key accounts. The position offers exposure to a variety of property types, processes, transactions, and people, particularly in a dynamic and fast-changing industry.
The role provides an opportunity for significant growth, as my client aims to expand and develop the offerings and revenues of the account. The Surveying Lead will have autonomy to manage day-to-day interactions with both the client and internal teams, striving to deliver service excellence. This is an exciting opportunity to lead the transformation of “next generation” Property Management services, requiring an innovative approach.
OVERVIEW
- First point of contact for the client team and wider teams on all aspects of Property Management delivery. Strong focus on integrating service lines to create a seamless service delivery.
- Commitment to service excellence with a strategic vision and ability to implement transformation across the service. The role requires a solutions-focused approach and tenacity in completing complex tasks.
- Leading the delivery of high-quality services, promoting collaboration, and driving performance improvements across the account.
DAY TO DAY
- Implement the account governance programme across all service lines to ensure service delivery aligns with client expectations and contract requirements, including providing transactional activity information via WIP meetings/calls.
- Line manage Surveyors and other team members, with overall responsibility for the Surveyors’ delivery on the contract.
- Deliver monthly Account Reviews with key stakeholders by collating information from key service lines and having an awareness of account activities.
- Manage related projects such as mobilisations, technology transfers, and other key initiatives.
- Own the UK KPIs, understanding how they are measured and implementing resolution plans with the appropriate skill line lead when performance falls below expectations.
- Support the UK Account Lead and deputise where appropriate on internal and client matters. Develop a strong understanding of the contract and scope of services to be delivered.
- Identify and support the team in continuously improving processes.
- Develop an understanding of the property portfolios and the key issues that will impact each property type (e.g., Retail, Industrial, Offices, Leisure, Technology).
- Produce account fee forecasts for internal revenue tracking and client budgeting purposes.
- Guide the Skill Line Leads on account processes, including obtaining instructions, reporting, and fee invoicing.
- Coordinate the monthly billing process to ensure account protocols are followed and collaborate with admin support to prevent billing errors.
- Liaise with third-party suppliers (e.g., other agents, solicitors) to ensure interactions meet expectations.
- Own and manage IT systems and client reporting platforms used on the account. Act as a reference point for Global Technology Systems (GTS) and the wider team.
- Manage key projects, including supporting the Estates team on ad hoc requests or high-profile projects/transactions.
- Drive integration and interaction between the client team in London and regional teams.
YOU
- Degree-level qualification.
- RICS qualification or similar with a professional body.
OTHER EXPERIENCE
- Proven client relationship management experience with similar fund accounts, cultivating strong, enduring relationships.
- Experience in process improvement to enhance efficiency and service levels.
- General practice background, whether in corporate, public sector, or private practice.
- Experience working in a large practice or corporate environment would be advantageous.
- Well-rounded experience in general surveying skills, not restricted to a narrow practice area.
- Knowledge of business development and client relationship management.
- Experience in networking and relationship-building both internally and externally.
- Successful track record in selling services to clients.
- Demonstrable technical competence in areas relevant to the role.
- Strong financial and commercial awareness.
- Experience in business and report writing.
- Detailed knowledge of current legislation and case law relevant to the role.
- IT skills (MS Word, Excel, PowerPoint, Outlook) and familiarity with industry-specific packages (e.g., Tramps) would be advantageous.
