Portfolio Manager – Commercial Property & Asset Management. 

Up to £60,000.00 plus bonus & benefits. Depending on experience.

THE ROLE

My client is a boutique commercial property consultancy based in the West End. They provide property management and professional services to investors, prop cos and charities across London and the UK. They’re passionate about innovation and sustainability. They use the latest technology to make sure their clients have healthy buildings that are full of happy occupiers.

Your main job will be creating and overseeing asset management strategies for each building. This means you will be a self-starter and have the perfect balance of communication skills and technical knowledge.

DAY TO DAY:

  • Ensure all your properties under management are fully functional and operating normally.
  • Actively drive and implement ESG initiatives across properties within your portfolio.
  • Actively drive and recommend asset management strategies for properties within your portfolio.
  • Provide outstanding service as a senior point of contact for all occupiers within your portfolio.
  • Create, manage, prepare and issue all service charge budgets for your properties and ensure budgets are kept to and spent down correctly.
  • Carry out regular property inspections to monitor the standard of the properties and identify any required repairs and projects.
  • Oversee all maintenance contracts and ensure all contracts linked to the budgets are managed and the most suitable contracts and contractors are in place.
  • Ensure all properties within your portfolio are fully compliant with all Health and Safety regulations and policies.
  • Provide exceptional service to clients including developing and implementing asset strategies to enhance assets and maximise value in their portfolios.
  • Prepare regular update reports for all clients.
  • Manage tenant check in and check out
  • Manage arrears and negotiate any required payment plans.
  • Manage utility contracts
  • Prepare all due diligence information for the purchase or disposal of properties under management.
  • Project Manage any minor works and act as project coordinator with a Building Surveyor on any major projects
  • Negotiate and manage legal documents including licences to alter, wayleaves
  • Prepare lease summaries and onboard lease information to QUBE
  • Manage the Building Managers within your portfolio
  • Prepare and distribute the monthly KPIs for the department.
  • Provide any information requested for the Directors Board meeting.
  • Assist the Executive team with developing new business and opportunities

YOU:

  • MRICS Qualified, Property-related Degree
  • Experience in using property management software, such as QUBE/TRAMPS/YARDI
  • Experience with tenant experience apps
  • Previous experience of managing individuals
  • Previous experience in sustainability, or a passion and drive to develop the understanding and knowledge to implement sustainable infrastructure and initiatives within the properties.
