Senior Surveyor – Office & Retail Property Management

Location: West End/Hybird

Up to £54,250 plus bonus & excellent benefits.

My client works in partnership with one of the largest land owners in the West End managing their Central London portfolio. They provide a team of professionals delivering all aspects of customer management, finance, facilities management and property management.

The Estate is a unique business with a distinct heritage and includes some of Central London’s finest offices and retail destinations.

My client’s primary role is to support The Estate in its purpose of creating a lasting and shared prosperity for the nation.

This is a unique opportunity to work on one of the world’s most iconic estates, supporting its long-term evolution in conjunction with heritage, customer experience, technical innovation, sustainability, performance and operational safety and security.

DAY TO DAY:

  • Deliver best in class Property Management service to The Estate
  • Ensure the client’s Health & Safety Policies are effectively managed and implemented
  • Support and enhance the existing management set up to meet the client’s key Net Zero Carbon objective
  • Implementing the clients London Business Plan
  • Achieving KPI targets in the relevant business areas
  • Establish and maintain excellent customer and stakeholder relationships
  • Represent and advise our client on all matters affecting the leases of the properties
  • Manage property in accordance with the Guidelines and any further guidance given by the Client and in all regards seek to be class leading
  • Ensuring the timely and accurate budgeting and reconciliation of service charges
  • Client relationship management

KEY TASKS:

  • Manage M&E and Fabric Capital Projects ensuring implementation in line with lifecycle programme and tracking financial budgets.
  • Build strong business relationships with existing and new customers
  • Create and maintain excellent relationships with a network of third party contacts including property Contractors, local community organisations and small business groups to promote the client’s brand and excellent levels of occupancy, retaining customers through good management;
  • Manage and assume responsibility for the Customer experience in the properties;
  • Contribute to the improvement of the leasing management process with innovative ideas;
  • Make strategic recommendations for improving the rental value of client owned properties;
  • Positively represent the client at external meetings;
  • Ensure all KPI’s are met
  • Ensure all budgets/Service Charges and reconciliations are accurate  and delivered on time
  • Developing ideas for the improvement of processes and procedures
  • Manage and assume responsibility for the Customer experience in the properties, ensuring high satisfaction rates are achieved;
  • Manage and develop the business in line with client strategy;
  • Ensuring all alterations, fit-outs, assignments, sub-lettings are carried out in accordance with all current legislation and case law, correctly and with the correct documentation in place

Line management responsibilities:

  • To make sound, clear decisions that are well thought out and in line with client core values;
  • To identify and develop potential within the team, succession plan and put in place development targets working with the HR Department;
  • To understand and follow our employment policies to ensure we manage risk effectively and comply with relevant employment and health and safety legislation.

YOU:

  • At least 2 years experience within the property management industry, demonstrating excellent customer service, strong client relationships and the ability to engage in multiple initiatives simultaneously
  • Good Landlord & Tenant knowledge and experience
  • Experience in managing large multi-occupied buildings
  • Experience in staff management
  • Analytical skill with competence using Excel
  • Excellent communication skills
  • Ability to engage professionally with people from a wide range of industry backgrounds
  • High attention to detail, well organised and able to show initiative
  • Capable of cross selling other services
  • Able to supervise and develop team members
  • Proactive, adaptable and resilient
  • Excellent presentation skills
