Private Sector Consultancy role for major Public Sector client – Brighton (with hybrid working)
Senior Surveyor – Commercial Property Management inc. L&T/Agency/Asset Management – General Practice
Up to £55,000 pa + car allowance + bonus & benefits
THE ROLE
Urban Fabric Recruitment are looking for a Senior Surveyor who will principally be working on a portfolio for a major Public Sector client. My client’s aim is to achieve tight control of day-to-day activities, which ensure the well-being, and value of each property.
The role covers general practice surveying encompassing all aspects of property management and landlord and tenant matters, including agency and asset management work, providing high-quality advice to our clients.
DAY TO DAY
- General Practice Surveying work with L&T / Agency.
- Resolving landlord and tenant issues, responsibility for sub-let arrears management
- Maintaining with administrative support data base changes, responding to client information requests, portfolio budgeting
- Liaising where necessary with the property accounts team
- Undertaking rent reviews and lease renewals, drawing upon internal expertise when required
- Assisting in annual asset valuation processes for clients
- Working with other teams delivering for example, dilapidations, and agency services
- Building good day to day relationships with clients
- Assisting in identifying costs saving/ value add opportunities on managed properties
- Identifying fee opportunities
- Instructing solicitors where required
- Client reporting – to produce monthly/quarterly reports and attend client meetings.
- Working with the in-house Data teams to ensure lease data is up to date.
- Deal with occupier queries on rent, service charges and other management matters.
- Tenant liaison and dealing with formal Landlord and Tenant matters such as rent reviews, lease renewals, tenant applications and provide details on energy usage.
- Liaising with the FM team on day-to-day maintenance, repair, and operational issues on each of the properties
- Rent Reviews and Lease renewals
- Work with sustainability team to ensure ESG best practice is adopted across the instructions
- Carry out regular property inspections
- Setting up new properties/instructions
YOU:
- Problem solving – the ability to think laterally to resolve issues
- Excellent communication skills and client interfacing skills
- Good experience of typical property management challenges, sub-let estate management (including income collection) and working knowledge of other principal areas (L&T, building consultancy, agency) and how it interacts with overall portfolio management
- Landlord and Tenant experience
- Experience within a professional services environment and working with blue-chip companies
- Experience of property management software including Voyager (desirable but not essential).
- Experienced in using Excel and other IT platforms such as power point, PDF editor
