Surveyor to Senior Surveyor – National Portfolio, Commercial Property Management. All Asset Classes

THE ROLE
My client oversees an extensive portfolio of commercial real estate assets throughout the United Kingdom on behalf of a wide range of professional landlords including prop cos, banks, private capital, asset managers, international investors, local authorities, public companies & retailers.
Their portfolio totals over 6.5 million sqft of floor area made up of large city centre mixed-use developments, offices buildings, shopping centres, retail parks, distribution warehousing & industrial sites.
This is great opportunity for a Property Management Professional to form part of the foundations of a fast-growing company with ambitious expansion plans. You would be responsible for your own varied portfolio of high value commercial assets all over the UK and work alongside various notable clients.
DAY TO DAY:
- Responsible for the day-to-day management of a portfolio of commercial assets in accordance with management agreements.
- Manage & develop client relationships, understand client objectives and act as the main point of contact for your clients.
- Work closely with Building Managers, Facilities Managers, Accounts, Graduates & Contractors.
- Understand the principles of lease structure and interpretation.
- Preparing & administering service charge budgets & reconciliations in accordance with RICS guidelines.
- Reporting to company Directors and Clients.
- Actively visit properties across the portfolio and arrange property inspections, liaising directly with tenants and assisting the Facilities Managers in assessing contractor performance.
- Ensure tenants comply with their lease obligations.
- Liaise with leasing agents, solicitors, and other external consultants.
- Overseeing the financial operations of your portfolio, ensuring that all financial reporting is undertaken as per the client requirements.
- Supporting the Directors to appraise new buildings and assisting with new business presentations.
YOU:
- Excellent reporting and negotiation skills
- Strong written and communications skills
- Up to date knowledge of commercial property legislation
- 2 years + experience as a commercial property manager in a senior role handling portfolios and clients
- Good understanding of property accountancy
- Strong IT skills including Word, Excel, and Outlook
- Experience using and adapting to market leading commercial property management & CAFM software packages
- Driving licence & access to a vehicle will be required
