Senior Management Surveyor, Office Buildings and Mixed Use – Commercial Property Management
Location: London, West End Office
Up to £75,000.00 + bonus and benefits. DOE
THE ROLE
My client manages commercial buildings across the UK with office and retail assets in London, Birmingham, Manchester, Leeds, Bristol, Edinburgh and Glasgow.
Operating an intelligent property management model that ensures the consistent delivery of quality and value, they are never satisfied with mediocre. They are continuously looking to improve thier service to exceed the expectations of both clients and occupiers.
The role is in the Property Asset Management team in the capacity of Senior Commercial Property Manager reporting into the Head of Property Management. The team is currently made up of 5 individuals.
DAY TO DAY
Responsibility extends to providing a first-class property management service, as well as identifying opportunities to improve and protect value for an allocated portfolio of commercial properties. You will demonstrate a solutions focussed approach and tenacity in seeing tasks through to completion.
- Day to day property management of a UK wide cross sector portfolio of real estate assets, with the majority focus on office and retail assets
- To be responsible for the provision of a first-class property management service to the buildings within the portfolio.
- Owning both internal and client matters by developing a strong understanding of the contract and the scope of services to be delivered.
- Assisting with due diligence on identified acquisitions or disposals.
- Regular UK wide site visits to assets
- Focus on building tenant relationships and the tenant experience.
- Direct client reporting and liaison
- Review policies and introduce new or different policies to ensure the firm is up to date with the latest standards.
- Engage with the Account team and the wider team to deliver additional services including projects and best practice.
- Assisting with leasing due diligence and management of tenant fit out.
- Dealing with tenant applications/issues quickly and appropriately.
- Obtaining client approvals to proposed decisions or recommendation and manage the approval process.
- In conjunction with Facilities Managers, overseeing service charge budgeting and PPM across assets.
- Reviewing, issuing and approval of service charge budgets and reconciliations Management and reporting on rent collection/arrears.
- Coordination of budgets, forecasts and analysis to support advice and decision making.
- Ensure that occupiers comply with the terms of their leases and regular liaison with tenants and frequent periodic inspections.
- Coordinating the periodic billing process to ensure account protocols are followed and working closely with administrative support to make sure no mistakes are made on billing.
- Routine liaison with the client, facilities managers, solicitors, tenants, landlords, together with third party advisers where appropriate
- Working with the FM Team and external sustainability consultants to monitor sustainability across assets.
- Adding value to assets including implementation of new and emerging technologies eg. smart building apps, electric car charging
- To carry out detailed due diligence for on-boarding portfolios including carrying out thorough inspections and pursuing outstanding documents and queries to minimise the risk to the client.
- Ensuring that the appropriate data is collected to populate the client’s asset plan and proper process is followed to ensure that data is correctly recorded.
- Collaborates with and supports colleagues and identifies opportunities to continuously improve people and process.
- Developing people, sharing knowledge with other team members
- Ensure that the Head of Property Management is alerted to critical issues such as potential breaches in contract terms.
YOU
- Experience in Property Management (Minimum 3 years PQE)
- Proactive in building relationships and responsive to all stakeholders
- Experience of liaising with multi-level stakeholders including clients, professional team and lenders
- Thorough understanding of commercial leases, in particular landlord and tenant legislation Understanding of commercial property management, i.e. service charges Strong communication skills, both verbal and written
- Good numerical skills, including computer literacy (Office 365)
- Strong negotiating skills High level of organisational and administrative skills
- Self motivated, ability to deliver set objectives to tight time deadlines.
- Ability to take ownership of decisions and make commercial recommendations.

- Driving license
My client has a West End office and operates a predominately office based working environment. However, flexibly is encouraged as required. 4 days per week is possible.
